Mold Inspection & Testing

Before any remediation is scheduled, we need to know exactly what we're dealing with: where the mold actually is, how far it's spread behind walls or under flooring, and what's feeding it. That's what an inspection is for.

What's included

A visual inspection of visible growth, a moisture-meter reading on walls, floors, and framing near any suspected area, and a check of likely moisture sources — roof leaks, plumbing, grading, and foundation cracks are the four that most often account for it in West Roxbury's older housing stock.

When testing (not just inspection) makes sense

Most remediation work doesn't require lab testing to identify the exact mold species, because the safe removal process is the same regardless of type. We recommend air or surface sampling specifically when you need documentation — for a real estate sale, an insurance claim, or because someone in the household has a medical reason to confirm exposure.

What you get afterward

A written summary of the findings, photos of any affected areas, and a clear recommendation: no action needed, remediation needed, or remediation plus a moisture-control fix. No pressure to book anything on the spot.

How it works

The mold inspection & testing process

1

Visual Walkthrough

A check of visible areas and the likely moisture sources — roof leaks, plumbing, grading, and foundation cracks — that most often account for mold in this area's older housing stock.

2

Moisture Reading & Sampling (If Needed)

A moisture-meter reading on walls, floors, and framing near any suspected area. Air or surface sampling only happens if you specifically need documentation, not as a default upsell.

3

Written Findings

A written summary, photos of any affected areas, and a clear recommendation — no action needed, remediation needed, or remediation plus a moisture fix.

Questions

About mold inspection & testing

How do I know if I need mold testing or just remediation?

If mold is visible, you don't need lab testing to confirm it's mold — you need remediation. Testing is for cases where nothing is visible but you have a musty smell or symptoms, or where you need documentation for insurance or a home sale.

How long does a mold inspection take?

Most single-family home inspections take 45 minutes to an hour. If we're also sampling air or surfaces, add another 20 minutes, plus 2-3 business days for lab results to come back.

Will you tell me if I don't actually have a problem?

Yes. Plenty of inspections turn up nothing that needs remediation, and that's a legitimate outcome — the assessment isn't structured to talk you into a service you don't need.

Can I be there during the inspection?

Yes, and we'd encourage it. We'll walk the areas we're checking with you and explain what we're seeing in real time, rather than just handing you a report afterward.
